Directions: These directions begin in Baraga, Michigan. From Baraga, drive about 14 miles east on M38 to the town of Alston. Take S. Laird Road on your left and go about 6 - 7 miles south until the road abruptly turns right. From the spot of this right turn, go west about 200 yards and the entrance to the Reserve will be evident on your left. There is a large sign at the entrance to the Reserve. Drive into the Reserve. The road you are on is Yellow Road. Follow Yellow Road all the way south to the property. GPS coordinates for the northeast corner of the property (which is right on Yellow Road) are as follows: N46.37.225 and W088.46.336. The property is "about" five miles south of the entrance to the Reserve.
Description: 44 +/- acres in the far southern portion of the very private Silver River Reserve in Laird Township, Michigan. This property is comprised of gently rolling hills and has the beautiful Silver River running through the length of it along the western edge. The property features road access from both the east and the west boundaries. The entire western edge of the property is lined with small cascading beaver ponds and the length of it borders the Ottawa National Forest, which is over 1.5 million acres of public land. To the east of this property, just outside of the Silver River Reserve, lies the famed Sturgeon River and Sturgeon River Gorge Wilderness area. The area is rugged, unspoiled wilderness and the perfect place to put your off-the-grid cabin far from civilization. There is great hunting for whitetail deer, black bear, coyotes, grouse, beaver and many other species. The property is 100% forested with a mix of maple, hemlock, white pine, river birch, cherry, basswood, poplar and many more. There are several areas of the property that would be good sites for a cabin or home - including many sites next to the Silver River. Because this property sits at the far southern end of the Silver River Reserve, there is very little activity at any time during the year. The property was selectively logged sometime around 2002. The property sat dormant until 2017, but it is now being managed for wildlife development as well as future timber potential. The property has a fully approved forest management plan written by Green Timber Forestry and has been accepted into the Qualified Forest Program through the DEQ and MDARD. The Qualified Forest Program allows the landowner to AVOID about 40% of the normal property tax burden as long as they stay within the management plan. The management plan does not restrict an owner from building any structures on the property, there are no restrictions on use and the property remains PRIVATE it is not like the CRP program where any member of the public can access the property. The current management plan provides for another selective harvest by year 2023 (with a five year window) so any income from the sale will go to the new owner. I will provide the full management plan to any serious buyers for their review. If the new owner does NOT want the property to remain in the QFP program, I can have it removed at my own expense. The land is comprised of four 10+/- acre lots within the Reserve (Lots 159, 160, 161 and 171). It is irregular in shape, with 10 acres adjacent to Yellow Road (Lot 271) and three 10+/- acre parcels adjacent to 271 to the west (Lots 159, 160 and 161 (see attached map)). The Silver River Reserve is an Association that comprises 3500 wilderness acres and 165+/- individual owners (who own their own properties within the Reserve). The Reserve is private property and not open to the public. The Associations main purpose is to maintain and improve the 20 miles of roads that run within the Reserve. The property is close to Prickett Lake, Bob Lake and the Sturgeon River. It borders the Sturgeon River Gorge Wilderness Area. The North Country Trail runs just outside the front entrance to the Reserve as well as the UP12 and UP109 snowmobile trails. I have been an owner in the Silver River Reserve for over 20 years. This property is FSBO, and I, the owner, am representing the sale. I have additional properties that I own in the Reserve, and I do not have much time to enjoy this particular piece. As you will find, there are MANY beautiful areas of the Reserve.
